We have painstakingly preserved the historic cool of a 1940's garage, while completely renovating the entire building to include the most modern features.  


A "Frame-Off" Restoration

The Tin Shack Studio is a complete restoration of unique McCall architecture. The original garage was lifted to enable installation of a new foundation and heated cement floors.  This unique building was originally constructed in the late '40s with vertical timbers from McCall's  now-closed lumber mill, Brown Tie & Lumber. 


The "Project"

Care was taken to ensure the continuing charm of the visible Brown Tie & Lumber Company timber materials inside the unit, which came from McCall's former lakefront mill.  To do this, the outside of the building was insulated with structural insulation panels supplemented with spray-in foam above the ceiling and below the floor for warm comfort.  Then, we wrapped the whole building in "rusty" Corten steel siding for timeless style.

Living Area

This ADU (Accessory Dwelling Unit) is a fully equipped apartment, offering approximately 1000 sqft of living area.  The second floor includes an open space with a king bed and down comforter, dining table, a living area with a 55" smart tv, and even an office nook in case work calls you. The wood floors are salvaged lap siding from the original dwelling.



Kitchen

The first floor kitchen continues the nostalgic charm with the local discovery of a "new" never-installed 1950 metal sink/cabinet, and a retro-style gas range. Convenience is not sacrificed, though, as we have included a full-size refrigerator, microwave, and dishwasher, and all of the dishes, pots, pans, and utensils you will need.  Ample pantry storage space is provided by the clever utilization of the under-stair space for pantry shelves.




Bath/Laundry

The bathroom fully embraces the timber and metal textures, with a custom Corten steel shower, an original vintage sink and mirror, and salvaged rusty steel from the original roof re-used as ceiling panels.  The old-school character is balanced with modern touches including a full size all-in-one laundry unit, on-demand hot water, and an in-floor heating system to keep your feet warm.




The Layout

These schematics from our architectural plans give a sense of the layout, showing the kitchen and bath on the ground floor, and the main living areas upstairs.  Note please that no bunk beds were installed, in favor of a larger living area, and the garage is strictly "owner space".

I've heard it's impossible to find housing in McCall. How can I find a rental in McCall?

The truth is that McCall and Valley County face a significant housing shortage.  In city's analysis (see:  McCall In Motion Housing Strategy) they determined that only approximately 1/4 of the houses are occupied year-around, whether by owners or renters. That means that 3/4 of the houses are "vacant", with nearly all of these being reserved for seasonal, recreational, or occasional use.  That means that IF these are available for rent, the vast majority are dedicated to short-term/vacation rentals.  This means there is a critical shortage of housing for people that need longer rental periods.  While the city of McCall has recently published their Action Plan for Local Housing , it will be years before significant inroads are made to resolve the shortage of mid-to-long term rentals that is estimated at over 700 units needed.

We are targeting that exact rental gap by focusing on rentals longer than 30 days.
